The heat exchanger is where fuel is burned and heat is transferred, so it works under extremely high temperatures and needs to be durable. Combustion naturally creates moisture and acidic exhaust that can wear down lesser materials over time. Stainless steel is an ideal material for a combustion heat exchanger because its structural integrity can withstand the thermal stress from heating/cooling cycles, and it has excellent corrosion resistance to combustion byproducts.
A modulating burner has a special gas valve that adjusts in tiny increments to precisely match heating demand. Modulating gas burners are more energy efficient than single-stage burners (on/off) or two-stage burners (fixed high/low settings), and better at maintaining your desired temperature for more comfortable heating.

A condensing furnace is also referred to as a high-efficiency furnace because it captures extra heat from exhaust gases that older, (standard efficiency) non-condensing furnaces simply vent outside.
